There are plenty of things you can do, as a vendor, to help more people see that your home is for sale. And of course, the more potential buyers who come by, the better chance you have of selling it for the right price.

Utilise all the functions of social media

Where do most people spend at least two hours of their day? On social media. Scrolling Facebook, reading news, and sharing content with others. So of course that makes it a great place to have your property featured!

From simply posting your property listing to your own wall - why not also ask close friends or family to promote it as well, with a personal thought on why they have enjoyed spending time at the home.  

Then there is always paying for advertising - for a relatively small price you can get your listing in front of a few thousand people in your target market (i.e. those who would be the most likely people to buy your property).

 

Set aside funds for professional photos and video

For your property to get noticed amongst the crowd of content we are bombarded with everyday, you need to ensure that it is looking as good as it possibly can. This starts with decluttering and depersonalising, but should then extend to hiring a professional to take quality images, and even video! Don't underestimate the value of home staging as well - there is plenty of proof around its worth). 

People love watching videos, and it can also be an even better way to highlight the features of your home - enticing potential buyers to want to visit the property. It also gives those looking from outside the local area an opportunity to see the house in a more comprehensive way than just 2D photos.

Don’t forget the importance of print publications

Even in this digital age, there is still a lot of value in direct, niche property print publications. This is because those who are actively searching will be using these brochures and magazines as a central point for their research and house hunt.

And this is where you use those professional images in order make your property standout. Remember - your house will in amongst many other homes for sale, and to make sure people don’t simply ‘turn the page’ on your listing, you should be keen to have it make a statement from the moment someone lays eyes on it.

 

Think outside the square

From online property listing websites, to the window of a real estate office and a sign out the front of your home - there are plenty of traditional ways to advertise that your house is ‘for sale’. But what will really cut through the deluge of marketing and media that hit people everyday, you need to think about how to create something unique, different and engaging.

It may be a strange way to approach selling your home, but people want to be entertained. They want to be delighted, and surprised, and if you are able to do that through the marketing of your property, then you could really be onto a winner.
