5 ways to use technology to increase the value of your home.jpgSometimes the smallest things can make a big impact - and that is certainly true for the way technology is able to enhance the appeal of your home, and help to increase its value.

And you don’t have to worry about not having a house that is ‘wired’ for gadgets and gizmos, as there are plenty of products which can be added to your home in its current state. Check out these five ideas below:

1. Home security systems

From doorbells with video response, to pin code entry, there are plenty of ways to secure your home through the use of recent technology advancements.

You are able to help you keep your family safer when at home, and they can also work effectively when you are away - like being able to respond to someone at the door through an app on your phone. This is of course a bonus while you are still residing at the property, but can also be a great hook when it is on the market - there is certainly an added value that comes with having a secure house.

2. Automated fixtures and fittings

With an ever growing list of products available, the Internet of Things has slowly started to turn our homes into something straight out of the Jetsons.

Did you know you can turn your lights on or off at home, just by using your mobile phone? Perfect for arriving home late, or even for security purposes. You could also have the heat pump on, heating up the house in the middle of winter.

Always forget to open up the curtains in the morning before work? No worries - just install these blinds that can work to a timer which you set.

There are also plenty of appliances you can purchase which offer their own unique conveniences - like a dishwasher that will tell you when it is out of washing powder, or if it has a leak. And the oven which you can preheat when you’re on your way home from the supermarket with a frozen pizza.

All of these things can be easily incorporated into your home, and have the ability to enhance the appeal of your property to prospective buyers.

3. Take control of energy use

More people are becoming conscious about the amount of energy they are using, both for financial reasons and environmental purposes. Which is why a home with an effective way to keep energy use down is a very valuable asset.

Of course the first thing that comes to mind is solar panels - which can offer a very viable way to produce energy for a property’s consumption. But if you are not keen on such a big investment, there are other options that could be just as helpful. A smart hot water cylinder is a new and improved way to control hot water in your home - and with hot water one of the biggest consumers of energy, it is certainly a good place to start when upgrading the technology in your home.

You can also look into the latest heat pumps for the most energy efficient way to heat and cool your home, and also ducted air systems that use the natural ventilation of a home to control its temperature.

4. Health and safety

From a simple smoke alarm, to a carbon monoxide detector - there is actually a product out there that can also monitor the air quality in your home. The Birdi allows homeowners to understand whether there is dust, soot, pollen, staleness, pollution and particulates that could pose a risk, or be harmful for anyone sensitive to those things.

Around 40 per cent of house fires start from unattended cooking - so the Fire Denyer was designed to cut off power/gas supply within seconds of smoke being detected by an alarm.

There is no price that can be put on the safety of occupants in a home - so there is no doubt potential buyers would be very interested to see these products in your property.

5. In the great outdoors

Water is a must to keep a garden blooming and a lawn looking fresh and green - so why not install a sprinkler system that you can control from your living room, at work, or away on holiday.

A garden is a lovely asset for a property, but potential buyers can be put off by the work required to maintain it. So if you can offer them a solution that will keep it looking great, without having to haul out the hose or watering can, you are probably onto a winner.

As well as adding some rather exciting features to your home, embracing smart home technology will also make it a memorable viewing for those who do drop by - and this is definitely what you’re aiming for when you put your house on the market.
